Sept. 5, 2013 - PRLog -- In my last blog, I talked about what you should be able to expect from the real estate agent who is helping you sell your home. This time around, I’m going to explain the services that you should expect from your buyer’s agent.

A good agent can help you navigate the sometimes tricky waters of purchasing a new home. Much of what you should expect from your buyer’s agent is the same as what you should expect from your listing agent – experience, expertise, and the tools to narrow your search so that you spend your time viewing properties that match your criteria. He or she should be a good listener who strives to understand your buying needs.

Here are a few other qualities you should expect in your buyer’s agent:

Confidentiality. One of the main reasons it’s a good idea to work with an agent other than the agent listing the property for the seller is because you want your agent to be working for you. This means that he or she should keep personal information such as your assets, motivation for buying, and budget confidential from the seller and seller’s agent. On the flip side of confidentiality, however, is …

Disclosure. You should expect that your agent will tell you anything he or she knows about the property or the seller that might affect a sale. For instance, if your agent has learned that the property has any undesirable qualities, that information should be shared with you. Likewise, if your agent has information about the seller’s circumstances that could have any bearing on the sale, you should be privy to that information as well.

Loyalty. Hand in hand with confidentiality and disclosure comes loyalty. After all, your agent is working for you and should represent your best interests.

Negotiation. As with a seller’s agent, a buyer’s agent is experienced in negotiating a sale. He or she will understand the ins and outs of the business and can work to get the best deal for you. With your agent doing the negotiating, unpleasant confrontations are less likely – your agent will mean business.

Closure. Your agent should see you through the home buying process from start to finish. You can expect assistance ranging from coordinating showings, to making an offer, to executing a purchase agreement, to helping set up inspections, and finally, closing the sale. Along the way, your agent should clearly explain anything you need to know and troubleshoot for you if there are hitches in the process. All in all, your agent is your key to smooth sailing.
