"Now, the financial dynamics have shifted, and owners are more willing to see what the market has to offer." Ellis says that confidence is on the rise nationwide, with housing market statistics consistently turning more optimistic in most markets. Nevertheless, he says that many sellers have simply not considered selling yet, because they haven't gotten the message that this may be a good time for them to do so. He expects that to change in coming months, but he notes that continued price increases run the risk of pricing some buyers out of the market if they wait too long. "Waiting is probably not a good thing for buyers or sellers to do right now," he says. "Sellers have an opportunity to sell their home right now under attractive market conditions, and buyers have an opportunity to buy before conservative appraisers and lenders let prices take off too dramatically."
