Are real-estate investors starting to run out of gas?

CAPE CORAL, Fla. - July 25, 2013 - PRLog -- Cape Coral, FL:  Real estate investment sales firm, Zadooland.com has seen a boost in land investments in 2013, while existing home real estate investment sales are down.  Investors accounted for 20.2% of home purchases in May—still high by historical standards, but down from a peak of 23.1% reached in February, according to the Campbell/Inside Mortgage Finance survey of real estate conditions.

Several peripheral indicators as well as some individual market data suggest waning investor interest as well.  In May there were fewer offers for distressed homes like foreclosures and short sales, which are favored by investors.  Those properties stayed on the market for longer than in the month before and closed further below the asking price, according to the Campbell/Inside Mortgage Finance.

National real-estate prices were up 12.2% in May from a year earlier, according to data released Tuesday by CoreLogic.  The price gains have been even greater in many of the formerly distressed markets—such as Phoenix and Las Vegas—where investors have been most active.  Additionally, land sales are up throughout the country, especially in Southwest Florida where lot and acreage for sale values are rising.

Donald Laegel, Sales Manager at Zadooland.com feels the rise in land investments can be contributed to, “investors becoming more educated, and realizing that land is a safe tangible investment, unlike a house which will inevitably suffer depreciation.”
