Remeha Retrofit Provides First Class Heating at Hendon Town Hall

Remeha Gas 310 Eco Pro boilers reduce greenhouse gas emissions and fuel bills in one fell swoop for listed building
 
July 9, 2013 - PRLog -- Remeha Gas 310 Eco Pro boilers have been installed at Hendon Town Hall, the beautiful Grade II listed pre-Renaissance building owned by the London Borough of Barnet and leased to Middlesex University, to reduce greenhouse gas emissions and fuel bills.

Hendon Town Hall dates back to 1901. Like many of the UK’s old building stock, its heating system also dates back decades – in this case to around the 1930s, although it has been extended many times over the years. Middlesex University was keen to upgrade its existing heating to a more energy efficient system that would significantly reduce both its greenhouse gas emissions and its fuel bills. For listed buildings such as this, where an existing system is in place and access to the plant room can be difficult, there is usually only one solution to achieving ‘green’ heating: retrofitting.

The three existing boilers at Hendon Town Hall were early condensing boilers, over 30 years old and delivering an output of 335kW with a huge amount of energy wasted in the process. Major advances in boiler technology mean that today’s condensing boilers are far more efficient and eco-friendly than older models and can cut fuel bills by up to 50 per cent and reduce harmful carbon and NOx emissions by at least 90 per cent.

Consultant Peter Flower of Peter Flower Design recommended replacing the old boilers at Hendon Town Hall with two Remeha Gas 310-7 Eco Pro (http://www.remeha.co.uk/product/gas-310610-eco) boilers that offer outputs of 79 to 395kW. Usually the appropriate control is added to a boiler to allow it to achieve its maximum efficiency. However, at Hendon Town Hall, the decision was taken to directly weather compensate the boilers, making full use of the boiler’s fully modulating feature so that it matches the system demand closely at all times, cutting running costs still further and saving even more energy for Middlesex University.

“This was a logical decision as the boilers only feed radiators, so it saves having to have a large motorised valve,” explained Peter Flower. “For this project, it also simplifies maintenance and makes the control more reliable. This also makes the boilers condense more often, improving economy in mild weather.”

Due to the building’s listed status, the old brick chimney at Hendon Town Hall had to be reused with the new boilers. This required erecting scaffolding in order to install a long stainless steel liner inside the chimney. As a result of the two boilers sharing the flue, motorised flue dampers needed to be fitted to prevent fumes being blown out of the standby boiler when only one is firing.

Given the age of the existing heating system and the listed status of the building, the design of the boiler was crucial to ensure easy installation.

“We specified Remeha Gas 310-7 Eco Pro boilers for Hendon Town Hall as they are lightweight, compact enough to fit through a doorway and supplied on wheels, all of which made manoeuvring and installation quick and easy,” continued Mr Flower. “The plant room looks empty now with just two new small boilers!”

The boilers are designed for side-to-side installation for the benefit of space saving and modular configuration in retrofit projects. This boiler range can also be easily disassembled into three parts for installations where access to the plant room is difficult.

This is in keeping with the ethos of the University of Middlesex which strives to minimise its impact on the environment and the local community.

The University is monitoring energy consumption and looks forward to achieving significant reductions in both greenhouse gas emissions and fuel bills at a comparatively low financial outlay and with rapid financial payback.
