Watertown MA Apartment Vacancy Rate is at 3.17%!!!

BOSTON - July 2, 2013 - PRLog -- Watertown’s vacancy rate was found after studying data gathered from the extensive BostonPads (www.bostonpads.com) real time apartment rental database of over 115,000 listings. The vacancy rate identifies apartments that are vacant and/or currently available on the market for rent. Of those 115,000 listings, more than 1,000 are properties located in the Watertown neighborhood, part of the Greater Boston Area.   With approximately 32 apartment listings currently available for rent Watertown, the city’s real time vacancy rate for apartment rentals is only 3.17%.  Luxury units were purposely omitted from this study to reflect more accurate market data.

The city of Watertown, located along the Charles River, was one of the first Massachusetts Bay settlements. As it developed over the decades, it gradually decreased in size as portions of its city limits have been contributed to help form new towns including Waltham, Weston, and Cambridge. Despite its size, however, Watertown has continued to increase in population density, especially as renters are finding it to be a convenient and affordable alternative to Cambridge and Newton.

While the MBTA (Massachusetts Bay Transit Authority) has not yet expanded to provide subway service to Watertown, public transportation options are plentiful are primarily consist of bus routes. Surrounding areas including Waltham, Cambridge, Dedham, Needham, Newton and Boston can be accessed by bus, included routes 71, 70A, 70, 59, 57, and 52. There are also two express lines, 502 and 504, servicing downtown Boston via the Mass Pike. The Newtonville and Waverley stations are also easily accessible for Watertown residents relying on commuter rail transportation.

The most notable of Watertown’s boundaries comes from the Mount Auburn Cemetery to the east, which marks the division between Watertown and Cambridge. The cemetery’s 174 acres is shared between both cities, and was featured in a scene from The Thomas Crowne Affair.

A major site of development in Watertown over the last two centuries has been the Watertown Arsenal, located along the northern shore of the Charles River. The arsenal was established in 1816 to serve various military purposes, and today is registered on the National Register of Historic Places as well as ASCE’s List of Historic Civil Engineering Landmarks. Its architecture is noted for being similar to Quincy Market in downtown Boston, which was designed by the same architect. The arsenal now provides Watertown residents and visitors with convenience and entertainment, as it is home to Arsenal Mall, restaurants including Chipotle Mexican Grill, Panera Bread and Miller’s Ale House, many office buildings and a public park.
