Cushman & Wakefield Named Leasing Agent for Premier North Bergen Office Building

Former Liz Claiborne HQ is Being Repositioned for Multi-tenant Use

June 28, 2013 - PRLog -- Real Capital Solutions (RCS) has appointed Cushman & Wakefield, Inc. as leasing agent for West Side Center, a 300,000-square-foot Class A office building at 5901 West Side Ave. in North Bergen. The property, developed in 1994 as an institutional-quality corporate headquarters of Liz Claiborne, Inc., is being offered for multi-tenant use for the first time. RCS named CBRE to serve as property manager.

Colorado-based RCS recently purchased the asset from Fifth & Pacific Companies (formerly known as Liz Claiborne), which leased back 106,942 square feet on a long-term basis. The new owner is repositioning the balance of the eight-story tower to accommodate tenants of all sizes. Curtis Foster, Dan Johnsen and Ben Hochron of Cushman & Wakefield's East Rutherford, N.J., office are heading the marketing team.

"West Side Center projects an outstanding image, and it has a great technology infrastructure, large adaptable floor plates, unique 14-foot ceiling heights, and on-site amenities worthy of a premier executive and corporate setting," said Foster. "It also provides on-site guard service, covered parking and direct bus service to Manhattan. Building signage is available."

Among the on-site amenities is a professionally managed cafeteria providing upscale food service and a capacity of 280. West Side Center also offers a fully equipped lifestyle gym with personal training, aerobic and yoga classes, and country club-style locker rooms; and a rooftop basketball court.

"As such, it presents an opportunity for small and mid-size tenants to land at a corporate headquarters-quality facility with competitive pricing, in the heart of the New Jersey Meadowlands," Foster said.

RCS's vision for the building will further distinguish it in the marketplace, noted Foster. "The structure has a dramatic, five-story atrium lobby, and RCS will capitalize on this to create a trendy, modern environment reminiscent of New York City's Chelsea Market," he said. "With Fifth & Pacific Companies remaining in place as anchor tenant, West Side Center is well positioned to draw a desirable tenant mix."

The asset is located in an Urban Enterprise Zone near abundant retail, restaurants, entertainment and lodging; just 2.4 miles from the New Jersey Turnpike and Route 3; six miles from Manhattan; and 13 miles from Newark Liberty International Airport.
