Atlanta Home Builders: Mortgage Lending is Expected to Rise

June 26, 2013 - PRLog -- According to the latest Senior Loan Officer Opinion Survey on Bank Lending Practices (SLOOS) study conducted by Federal Reserve, which was released in April, mortgage lending is expected to rise throughout the remainder of the year. But, while home lending is expected to rise, senior banking officials are unsure about how long the growth will last. The Federal Reserve's SLOOS survey shows that mortgage lending has become more profitable for banks over the past year, but along with the rise in lending, certain risks have also increased. On net, 40% of bank officials surveyed said that risk-adjusted profitability of mortgage lending relative to other possible uses of funds had increased. But, 39% of senior bank officials also mentioned that the risks associated with GSE putback, which is the forced repurchase of mortgages sold to GSEs, had also increased.

Additional results within the study show that 78% of bank officers mention profitability as an important factor in limiting mortgage lending while 74% of bank officers cited the increase in GSE putback risk as important. A smaller percentage of bank officials pointed to the growth in popularity for private-label securitizations as being due to the economy, the housing market, mortgage insurance and investor expectations, all of which are important to the increase in mortgage lending.
