Cushman & Wakefield Completes 192,000-Square-Foot Lease for Tactical Logistics

ONTARIO, Calif. - April 30, 2013 - PRLog -- Commercial real estate services firm Cushman & Wakefield has arranged a 192,000-square-foot industrial lease for Tactical Logistics Solutions, Inc. at 1670 Etiwanda Ave. in Ontario. The firm's Inland Empire industrial team of Tim Pimentel, Charles Belden and Kyle Kehner represented Tactical Logistics. Landlord Riverside Bluffs Realty Corp., an affiliate of Sares Regis-J.P. Morgan, was represented by Steve Bellitti, Tom Taylor and Summer Coulter of Colliers.
For the Elizabeth, N.J.-based Tactical Logistics Solutions, the signing marks its expansion into the Inland Empire marketplace. The company is a full-service global supply chain services provider specializing in retail distribution, fulfillment and transportation.

"The company was looking for a size requirement of approximately 200,000 square feet with the ability to phase in over a period of time," said Pimentel. "One of the attractions of this site was the option to initially take 100,000 square feet, phase into it over the course of nine months and take over the whole area after the 12th month. The landlord was flexible and workable about the phase-in and other lease terms.

"Another necessity was that the facility had to have ESFR sprinklers, and this location similarly met that requirement," he said.

The single-story 1670 Etiwanda Avenue totals 400,000 square feet and provides access to the I-10, I-15 and I-60 freeways. Tactical Logistics Solutions shares the building with co-tenant Complete Logistics Control.

"In the Inland Empire market, the velocity has picked up over the past 12 to 18 months for buildings in that size range," said Pimentel. "That is particularly true for buildings equipped with ESFR sprinklers, an important requirement for logistics companies."
