Tweaking the lighting in certain rooms to enhance mood and features and create a homely atmosphere could profoundly impact the way prospective buyers feel during their viewings - especially if your home will be viewed when it’s dark – so it’s well worth investing a bit of time and money in.

It may sound absurd, but – whether we realise it or not - lighting truly can influence the overall style, mood and ambience of a room, which in turn could affect the prospective buyers’ decision on whether they can see themselves living there or not.

“It’s important to strike a good balance when choosing the lighting for your home. A calm, soft ambience is easy to achieve with the right light fittings and of course, appropriate light bulbs. Harsh or bright lighting, or lighting which is too dim could affect the way the prospective buyer feels when they’re there. It could cause headaches and make their eyes sting, which will instantly (though perhaps not consciously) put the buyer off. They may then come to feel a certain way about your home and remember that feeling of discomfort and not even realise why.

“The size of windows, the colour of walls, the direction the room faces and the contents of the room will all affect the level of natural light which streams in, and will thus dictate what type of lighting it needs. Another vital consideration is the features you’d like to accentuate, or hide! If you have stunning worktops in your kitchen, for example, some lights to shine underneath cabinets directly onto the worktops will highlight them and draw the buyer’s attention.

“Imperfections on walls, nicks out of plaster and old picture holes can be shown up with the wrong lighting or bulbs pointing in the wrong direction, so be sure to check that this isn’t happening before the prospective buyers arrive. Equally, there’s nothing worse than cobwebs around lights, so it’s imperative to give your lights a good clean throughout your home. Dirty and dusty lights will likely make buyers wonder how clean the rest of the house is and what they’d have to do to get it clean and ready to move in to if they decided to buy it.

“Giving some thought to these seemingly trivial things and making small changes to the lighting in your home could have a transformational power over how quickly the offers come in from potential buyers of your home, so it’s well worth devoting your attention to!”
