NEW JERSEY, N.J. - March 14, 2013 - PRLog -- When purchasing a commercial property, the property buyer should collect as much site history regarding a commercial property. Proper " Due Diligence" typically starts with a Environmental Phase I Assessment. During the environmental phase I assessment a site visit to the subject property is completed and any areas of possible environmental concern are noted. In New Jersey some commercial properties have ben sold numerous times and original buildings may have been demolished and now the site is a large warehouse complex. Review of historic aerial photographs could identify these previous uses but additional historic data can be collected reviewing municipal, state and federal files regarding the site and adjacent properties. Many times a walkthrough inspection will not identify past use activity. If the property was located in the  rural area of the state little or no historic records may be available.
