Long Cove Breaks Ground on Cedar Creek Lake Expansion – the First Construction Project of its Kind

Construction begins on first of several lake expansion projects in new luxury second-home community

March 1, 2013 - PRLog -- Long Cove (http://www.long-cove.com/), a new private residential community on Cedar Creek Lake, recently broke ground on a five-acre expansion of the lake. Driven by the quick sell-out of its first phase of lakefront homesites, the new cove will add more than half a mile of shoreline to the south east portion of Cedar Creek Lake, in addition to space for 26 lakefront homesites. Long Cove will spend more than $1 million to complete the project, which is slated for completion by early summer 2013.

“We are particularly excited to begin moving dirt for the new cove a year ahead of schedule because of the success of our initial sales,” said Long Cove President Christopher Kelsey. “We are also using innovative dam technology and have been working closely with the Tarrant Regional Water District (TRWD) to move this project forward. TRWD did a great job in the permitting process, ensuring that critical safety and environmental interests were satisfied while moving the application through its system quickly, illustrating how an agency can partner with the private sector for everyone’s benefit.”

Long Cove plans to move more than 250,000 cubic feet of dirt to construct the new cove.

In addition to adding more than 13 million gallons of new water storage to the Cedar Creek Reservoir, the nine-foot deep cove represents the first construction project of its kind on Cedar Creek Lake and one of the first of its kind in the region. Different from other lakefront developments that add narrow coves designed primarily to provide boat access to interior lots, Long Cove’s new cove will be more than 300 feet wide and employs creative land development techniques on a large scale that provide attractive open-water lake views, even through low-water periods. Homes located in the new cove will also use floating docks so that views are not obstructed.

The expansion will also include the development of a 600-foot dam that will use ecologically safe processes, and it will not affect lake access or recreational activities while under construction. Long Cove is using an innovative proprietary technology known as Aqua Dam® that uses a 600-foot-long tube filled with water to allow contractors to pump water out of the digging site prior to beginning construction.

This is unique because the construction team will be more efficient digging dry dirt rather than dredging, a process that lengthens the construction timeline and results in a less accurate result.

Long Cove plans to build at least two larger coves in the near future as the community continues to expand and develop its property.

The engineer for the project is Dallas-based Sanchez Engineers. KART Construction was selected through a competitive bid process as the general contractor. Team Phillips, a Dallas-based project management firm, is overseeing the project.
