As Director of Leasing and Programming, Byrley will also monitor and analyze specific market trends and statistics to help maintain steady leasing velocity and achieve budgeted rent increases, implement resident programming initiatives across the portfolio, and ensure that the portfolio stays on the cutting edge of current student housing trends.
Byrley joined The Preiss Company in 2003 as a part-time leasing consultant. He was promoted to Assistant Manager in 2005 and in 2007, assumed the additional responsibilities of Sports Marketing/Events. In 2008, he became the Property Manager for University Village at Clemson. The following year, the property was named “Best Off-Campus Housing” by The Tiger, a weekly newspaper serving Clemson University. In 2010, Byrley because the company’s first-ever Regional Manager and was responsible for supervising operations at University Village at Clemson, University Club, University Village at Charlotte, University Village at the Coast, Magnolia Lane Apartments, and University Village at Southern.
During his nine-year career with The Preiss Company, Byrley has earned several company awards including the 2008 Presidential Award, Clemson MVP for 2008, 2009 Preiss Company Best Team Spirit Award, and 2009 Preiss Company Most Valuable Player. Byrley says that his main goal will be to ensure that the leasing and programming group hits or exceeds leasing velocity and rental rate targets. He also wants to develop a leasing and marketing plan to differentiate The Preiss Company’s product in the marketplace, as well as give each product an identity. However, he admits that these goals all hinge on the unpredictability and highly dynamic tastes of his target market…the college student.
“As today’s college student evolves from year to year, one of the greatest challenges in student housing is to consistently understand what their decision making is,” says Byrley. “Every school’s student base is different, so having the ability to understand what the needs are for each market and to develop a specific plan to meet those needs could be the difference between success and failure in the market. Often, it’s not enough to just understand what college students want, but to anticipate those needs and to deliver it ahead of your competition.”
Over the last nine years, Byrley has seen first-hand The Preiss Company’s evolution within the student housing market and says that he is excited about the direction in which the company is headed.
