Well, that's between you and the buyer to negotiate.
Some seller's may discount the price of the needed work. Some may choose to carry out the work them selves. Some sellers have already factored in the price of a new roof or furnace into their asking price.
The Seller is under no onus to carry out any repairs.
Some buyers would prefer to have the work performed by their own pros, rather than trust a seller to do a complete job. Many buyers understand the condition of the property is already factored into the price and decide to budget for needed repairs.
Perspective is important. How important is a leaky sink during a transaction that involves hundreds of thousands of dollars? That is for both the seller and the buyer to agree upon.
