Ambiance goes a long way when selling your home!
If you have lamps in your rooms turn them on, if there are dimmers take advantage of them and dim the lights where appropriate to create a relaxing atmosphere. If there are windows in the rooms make sure there are not heavy draperies blocking light from coming in and open the blinds. If you have less than desirable views of your next door neighbors shed outside try cranking the blinds so they let light in but do not show these undesirable objects.
Music and sound can also help create ambiance. If you have surround sound in your home take advantage of this feature and turn on an easy listening station or try some jazz. If your home is on the beach why not put on a reggae station and get buyers in the mood. If you have a radio in your bathroom try turning on a classical station so buyers can pictured themselves relaxing with a glass of wine in your garden tub!
Lastly, who doesn’t love a home that smells great! Light some candles (of course only if you plan on having your Realtor present for the showing or if you will be notified when the potential buyers leave so you can go right back home to extinguish them) or purchase the plug-in wall oil burners, these will make your home smell great! If you have time try baking a cake or some cookies before an open house and leave them with your Realtor to give to buyers that come through; not only is this a nice gesture but it will make your home smell wonderful and welcoming.
If you can pay attention to these easy to do details it will help make your home shine!
