House flippers will want to build up their list of fast moving cash buyers and find out what they are looking for in a deal. Their next step will be to take steps to find motivated sellers who have problems that will be solved by selling a property fast for all cash and for much less than retail value. Those problems can be with property condition, the financial condition or ownership issues like death and divorce.
For the successful wholesale flipper, learning how to find these motivated sellers and negotiate with them and then matching them up with the fast moving cash buyer allows them to make a tidy profit. Doing it over and over again makes the serious profits. Plus cherry picking the very best deals for their own investing, can put even more profits in the bank.
