Blanca CRE Finalizes 10,500 SF of Office Leases & Expansions at One Park Square at Doral in Miami

El Aeropuerto, LLC becomes Class-A building’s newest tenant while Harley-Davidson, Latin Recording Academy® and NovaTech expand existing office space. New Boston Fund-owned One Park Square at Doral office tower now 75% leased.

PRLog - Nov. 30, 2012 - One Park Square at Doral, a Class-A office building located in the heart of the City of Doral, Florida – owned by New Boston Fund, Inc., a private equity real estate investment, development and management firm based in Boston, Massachusetts – has finalized lease agreements with Spanish language digital media company El Aeropuerto, LLC and three existing tenants. El Aeropuerto will occupy 5,000 square feet of space while existing tenants American motorcycle manufacturer Harley-Davidson; the organization that produces the Latin GRAMMY® Awards, the Latin Recording Academy®; and international computer distribution firm NovaTech signed lease expansions for a combined 5,500 square feet. Financial terms of the agreements were not disclosed.

Tere Blanca, Danet Linares and Andres del Corral of Blanca Commercial Real Estate, exclusive leasing agent for One Park Square, represented landlord New Boston Fund in the transactions while Keith Edelman and Scott Goldstein of Jones Lang LaSalle Americas, Inc. represented Harley-Davidson. The other leases did not involve co-brokers.

“New Boston is pleased to welcome El Aeropuerto to our tenant roster at One Park Square and to finalize agreements with Harley-Davidson, Latin Recording Academy and NovaTech to accommodate their growth,” said Pryse Elam, southeast regional director for New Boston Fund. “One Park Square is a key asset in our portfolio due to the convenient location and quality of amenities, and it remains a top choice for tenants in the area.”

The transactions account for approximately 10,500 square feet of combined office space, bringing One Park Square office tower’s total occupancy to 75 percent. El Aeropuerto joins a tenant roster that includes anchor tenant Amadeus North America; VisitUs, Inc.; the U.S. division of Spanish hotel chain Iberostar; marketing and research consulting firm Drimets; and import/export firm Alcora Group, among others.

“One Park Square at Doral is the Class-A building of choice among corporate tenants, especially multinational users eyeing a presence in the South Florida market,” said Tere Blanca, president and CEO of Blanca Commercial Real Estate. “One Park Square’s tenant mix reflects Doral’s emergence as a hub for entertainment and media and its continued draw of international trade users seeking a central location to attract the diverse regional workforce of South Florida, in close proximity to Miami International Airport and exceptional access to South Florida’s major expressways.”

News of the most recent leases at One Park Square at Doral comes amidst new development activity planned for the mixed use project. Related Group and Shoma Development have announced a joint venture to commence construction of a first class mixed-use residential and retail development on the 48 acres of land surrounding One Park Square. One Park Square offers excellent exposure to tenants seeking to capitalize on this unique pedestrian friendly mixed-use environment with 40,000 square feet now available at ground level.
