Buyers in search of their dream home at Del Sur have a number of new options to choose from, as the community north of Rancho Santa Fe is growing. The 1,800-acre master-planned community is welcoming 98 new home sites from two homebuilders, plus two new parks.
“With the addition of 98 new homes and two parks, we’re not only extending homeownership opportunities, we’re extending the opportunity to be part of a connected community,” said Bill Ostrem, president and CEO of Black Mountain Ranch, developer of Del Sur. “At Del Sur, families discover quality homes that provide them with a connection to the outdoors, community gatherings and events, and nearby Poway Unified schools.”

The builders have closed on new parcels situated along the peninsula of Del Sur, overlooking Santaluz and Lusardi Creek.
Standard Pacific Homes is expanding its Presidio community—well received for spacious and flexible floor plans—with the addition of 56 homes.
"Our Presidio homebuyers appreciate the included, high-quality interior features, indoor-outdoor living spaces and beautiful canyon locations," said Ted McKibbin, Southern California Coastal President of Standard Pacific Homes. "With our additional Presidio home sites, even more families will have the opportunity to call Del Sur home."
The designs, ranging from 3,558 to 3,824 square feet with up to five bedrooms and 4.5 baths, also incorporate space for outdoor entertaining and take advantage of the views. New homes were released on Nov. 10, with pricing from the high $700,000s.
California West Communities is expanding its presence with 42 new homes. The builder will continue its Valencia neighborhood, where the homes emphasize a connection to the outdoors with an open-air living room aptly named the Del Sur Room.
“At Del Sur, homes are complemented by top-notch amenities and opportunities for outdoor living,” said Robert Thorne, chief executive officer at California West Communities. “As we expand Valencia, with floor plans that flow from the indoors to the outdoors, more families will get to experience this great lifestyle.”
Three floor plans range from 2,996 to 3,495 square feet with up to six bedrooms and three to four baths. The homes also include generously sized second-floor bonus rooms designed for family playtime. New home sites were released for sale on Nov. 3, with pricing from low $700,000s.
Shea Homes also continues to offer opportunities for homeownership at Del Sur with its stylish condominium homes, Mandolin. Available in five different floor plans, the homes range from 1,643 to 2,333 square feet with up to five bedrooms and three bathrooms. Mandolin homes are currently priced from the mid-$400,000s.
Each neighborhood at Del Sur is surrounded by mature trees, native landscaping and connected pathways and trails that draw the community together. The community currently offers six parks, five year-round swimming pools heated with solar panels, as well as 18 miles of shared, meandering trails.
Next year, residents can expect the opening of two new parks-- Beltaire Park and High Rose Park-- with features such as a bocce ball court, solar-heated pools, playground and more.
Del Sur is located in the coastal hills of San Diego between interstates 5 and 15 and just north of state Route 56. There are several distinct neighborhoods at Del Sur—from homebuilders California West Communities, Shea Homes, Standard Pacific Homes and McCullough Design Development—
