The first impression of you property is usually from images and it is vitally important these are of high quality.

This blog may state the obvious but from recent experience it seems it needs to be stated.

In general, when I am contacted to list a re-sale property, the images are, well, terrible.   They frequently feature a bare mattress in the master suite, plastic fans in the corner, toys pilled up around the house, dirty windows, curtains closed, light bulbs not replaced or washing overflowing from the basket in house or the most popular, people in the photo.  Alternatively, the images fail to provide a clear understanding of the property, an image of a corner of a room, or a basin, doesn’t scream “luxury bathroom with Jacuzzi”. The villa may have stunning views and facilities but if it’s not represented in the marketing material people aren’t going to buy it, either figuratively or, most vitally, literally.

Dress to Impress
None of us live in an immaculate house but at least present your property in its best possible light.  When you go for a job interview you don’t turn up in your pyjamas, you put on a suit and you dress the part because you are selling yourself. The same applies to your villa.

Flowers in the room are welcoming, a fruit basket on the kitchen counter is homely, perfectly made beds are inviting, plumped pillows are welcoming, sun umbrellas up and sundeck chair covers are relaxing.  These elements are evocative and all contribute to the positive image of your property.

Take a look at this link. They dress, enhance, touch-up the burger and portray it in its best possible light. You may be saying, “it’s different, McDonalds is a multi trillion dollar international company” but consider how they got to that point, through affective product marketing. McDonalds invest in the image to increase appeal and sales.

New Property Developments
New developments have considerable marketing budgets; they appreciate the importance of affective marketing of their product.  They understand that potential buyers need to be “sold” the property and concept through images and marketing material.  If a re-sale property is competing against this assertive marketing then at least give your property a chance with affective representation.

Rental Properties
Again, think about how hotels market themselves to holidaymakers, you don’t see an image of an unmade bed.  There is also a reason you won’t see a hotel website with an image of a rainy day, because IT DOESN’T SELL HOLIDAYS.  They are not suggesting it doesn’t rain in the tropics they are just portraying the holiday in the best possible light.
