More than 60% pay in cash.”  Specifically, NAR discovered western Canadians prefer to buy in Arizona.
Diane Olson, real estate agent with United Brokers Group in Phoenix, concurs with NAR’s assessment.  Just about all of her business comes from Canadians, most of who hail from western provinces.  Olson continues:  “Canadians have really made an impact in this market because the Canadian dollar is pretty much at par with the U.S. dollar, and U.S. prices have come down. . . People are coming in with cash, which also helps, since you don’t have the hurdles you face with financing.”
Cities in Arizona do particularly well in national studies.  For example, Phoenix logged a 13.9% year-over-year gain to lead all cities in the 20-city composite of S&P/Case-Shiller’s National Home Price Index/Real estate held by Canadians is worth more than $140,000 on average and Canadians have almost four times as much equity in their real estate investments.
