Sept. 11, 2012 - PRLog -- SANTA MONICA – Multimedia production studio Gentleman Scholar has signed a long-term lease for 7,322 square feet at Blackwelder, a  6.4 acre creative office and  media campus in Culver City, in a transaction valued at $2.5 million, announced landlord rep Jim Jacobsen of Industry Partners.
   
Gentleman Scholar brings together live action, design and animation for commercials, music videos and interactive content. Will Johnson and Will Campbell, firm founders and partners, solidified their decision to relocate from their Santa Monica offices when the Blackwelder opportunity presented itself.  Says Campbell:  “We saw the opportunity as unique.  It was a great building, with great neighbors.  We knew we couldn’t go wrong.”  
   
Blackwelder is the adaptive reuse of a former cabinet and furniture manufacturing facility with an eclectic mix of 25 bow-trussed steel frame, concrete block and corrugated metal buildings totaling 150,000 square feet of creative office space.  The campus also includes private courtyards and pedestrian paths.  Likened to a mini studio, Blackwelder’s entertainment tenants include The Mill, Hungryman, On Board Entertainment, Soap Creative and Bandito Films.   With Gentleman Scholar, 90 percent of the built out space at Blackwelder is occupied.     
   
“The Blackwelder campus started as an outlying grouping of corrugated metal and industrial buildings situated between conjunctive points at Pico and La Cienega, in a "no man's land" East of Culver City,” said Jacobsen who along with Partner Scott Rigsby represented the landlord Alcion Ventures in the lease transaction.  “Today, Blackwelder is a creative habitat for media professionals that has expanded the market’s perception of Culver City.”
   
According to Industry Partners’ Second Quarter Creative Westside Market Report,  Culver City/West Los Angeles has 4.7 million square feet of creative office space, which is defined as the adaptive reuse of industrial or pre 1970s vintage office properties or new buildings designed to add creative character through such tenant improvements as open kitchens and community gathering areas.  The vacancy rate for creative space in Culver City/West Los Angeles has declined to 12.5 percent from 14.7 percent at the end of 2011.
