What are the consequences when a homeowner or landlord walks away after filing bankruptcy?  The consequences can be new debt owed in the form of county fines for property neglect, and worse, new liability in the form of law suits if someone gets hurt on the property.

A bankruptcy and successful discharge simply means that homeowner is relieved of having to pay the mortgage debt.
