July 19, 2012 - PRLog -- BOCA RATON, Fla. – A closed sale this July at One Thousand Ocean, which was an all-cash transition for $5.15 million, marks an 85% sold-out milestone for the iconic ocean-to-Intracoastal condominium building located at the Boca Raton Inlet.

The buyer, who currently resides in the prominent St. Andrews Country Club community in Boca Raton, wanted to move east on the ocean and fell in love with One Thousand Ocean’s location and lifestyle.

The latest transaction elevates the total closed sales dollar volume at One Thousand Ocean to approximately $196 million since the building opened in February 2010. To date, 44 of 52 residences have been sold.

“This recent sale also validates that real estate is indeed sold during the summer in South Florida,” noted Jamie Telchin, president of development with LXR Luxury Resorts & Hotels. An LXR affiliate developed the modern, seven-story, nautilus-shaped landmark which is considered one of the most successful new construction projects in South Florida since the start of sales. “Activity continues at One Thousand Ocean during the summer months. In fact, this is our fourth sale in three months, representing a total of $15.6 million.

“The ‘season’ continues to expand beyond the traditional end of April,” Telchin added, while also pointing out that prospective buyers interested in living at One Thousand Ocean are realizing that only a few purchase opportunities remain. “Right now, we’re down to eight available residences, five of which finished and ready for immediate occupancy. Of those, one is a furnished model designed by Venus Williams’ V*Starr Interiors, and two other residences showcase contemporary furnishings from international brand Roche Bobois. Additionally, three unfinished penthouses are available for total customization to realize each buyer’s grand vision.”

“The most recently sold residence is located a floor below the designer-furnished V*Starr Interiors model,” said Maria Scarola, associate with LXR Realty, LLC, which handles sales at One Thousand Ocean. “After showing the buyer that model, they were able to better understand how well that floor plan functions. However, because they wanted to incorporate their own personal design flair into their new home, they decided to purchase the same residence, unfurnished, one floor below. In addition, because they loved the interior architectural changes that had been made to the V*Starr model, the developer will be customizing the buyer’s interiors in the same fashion on the buyer’s behalf, post-closing.”

Telchin said that having furnished residences to show prospective buyers continues to be very beneficial to LXR Realty’s sales efforts “either by helping a buyer envision living within a particular space, or by providing a turn-key purchase opportunity where all the buyer has to do is move in their clothing and personal items.”

One Thousand Ocean’s exclusive, on-site Ocean Club amenities areas offers a fitness center with aerobics, yoga and Pilates rooms, cardio/free-weight and training area, spa treatment suite, hot soaking tub, and steam and sauna rooms. There is a lounge with catering kitchen, conference room, multi-purpose playroom, and terrace with barbecue grills. Additionally, the building has an oceanfront pool and sun deck, pool butler, private cabanas, onsite management, a 24-hour desk attendant, concierge, valet parking and patrol services.

Residents who elect private membership at the Boca Raton Resort & Club, A Waldorf Astoria Resort, enjoy conveniences, amenities and services of the highest order next door to One Thousand Ocean at the Boca Beach Club, as well as at the resort’s main location, just a short stroll, cruise or drive across the Intracoastal Waterway. These include golf, tennis, marina, water sports, spa, fitness centers, croquet, pools, varied dining venues and a calendar of social activities.

Prices at One Thousand Ocean are from approximately $3 million to $15 million and most residences include private entries, fireplaces, expansive walls of glass,  terraces with an outdoor kitchen and private, heated, jetted plunge pool, and a private two-car garage.
