A new type of home inspection brings cost analysis to the Santa Clarita Valley

When asked why the sudden addition Mike Howson, founder and owner of Howson Inspections mentioned that the company was founded with the purpose of home making buyer informed buyers by providing them all the information they needed on new homes and this is needed now more than ever.

On interview Mike referred to the current real estate demand as "The Perfect Storm in home buying" and explained this is due to interest rates extremely low and home prices the lowest they have been in years.

He further explained that since this is the buying season, spring through summer, multiple bids are being placed on homes; especially the bank owned real estate dominating the market. The current buzz and some evidence shows home prices are starting to climb. Therefore, there's a rush to buy now.
Some buyers are bidding on homes immediately, even before seeing them. Homes have been going into escrow within the first few days of hitting the market.

He further expressed his concern as skipping the home inspection can be costly to disastrous, especially with bidding on line, homes sold as is, or glossy, cosmetic upgrades being done that can miss fixing basic, home systems.

To remedy this Howson Inspection has opened their home inspection and real inspection service not only to Valencia but the whole Santa Clarita Valley area. The Howson Inspection service performs both a home inspection and a "cost analysis." The inspection details with pictures what needs repairing and the condition of the home. The "cost analysis" lets the potential buyer know when they can expect to replace the roof, the A/C, etc, giving prediction on what is to come in the future as best as possible.

Mr. Howson gave examples of property in escrow when the inspection found that the air conditioning, while it was operating ok, would require replacement, most likely, within the year. Or a different property upon inspection found sewage pipe leaks soaking into the walls causing damage which was not readily visible.

He further mentioned: "The idea is to save time and money to the potential buyer fast. We are doing this to make buying easier which is why we deliver a full, documented report with pictures emailed the same day, illustrating any issues along with the cost analysis."

This per Mr. Howson will allow any potential buyer to actually analyze their actual future expenses a concept that home buyers often don't take into account.
