Holland & Hart Named Co-Anchor of Proposed Office Tower in Downtown Boise

Shane Jimenez with Lee & Associates’ Idaho office brokered the transaction

March 20, 2012 - PRLog -- Gardner Company, a full-service real estate firm specializing in office, retail and medical office buildings, announced Holland & Hart, LP as the co-anchor tenant of its proposed 268,000-square-foot 16-story office building to be built in downtown Boise later this year.

Holland & Hart will occupy approximately 50,000 square feet on the top three floors of the building and will be joined by other tenants including Zions Bank, Ruth’s Chris Steak House, the Idaho Technology Council, First American Title and CTA Architects Engineers, which designed the building.

Shane Jimenez with Lee & Associates’ Idaho office brokered the transaction.

Popularly known as “The Hole,” the site at Eighth and Main in the center of downtown Boise has been vacant since a fire demolished the Eastman building in 1987. According to Jimenez, the Gardner Company had increased the number of floors to 16 after securing leases for more than half of the building’s square footage. The six tenants will lease 140,000 square feet of the building’s 268,000 total square feet of office space.

Construction is expected to begin this Spring and the building will be LEED-certified and constructed with recycled and recyclable materials.
