New Toll Brothers Buyers Cite Affection for Outdoor Living Elements

Toll Brothers, the nation’s leading builder of luxury homes, reports that new home buyers in Southern California are citing outdoor living elements and functional outdoor spaces as major points in the decision-making process for new-home purchases.

John Richard is a Navy obstetrician living in Maryland as he awaits completion of his Toll Brothers home in the StoneBridge community on the edge of San Diego.  “The backyard is a big, open palette.  It’s definitely something that factored into our decision.  We’ll be able to design the backyard the way we want it,” Richard said.

Planned so far for Richard and his family are a swimming pool and outdoor cabana – a backyard they hope to use “350 days out of the year” considering San Diego weather conditions.

“Functional outdoor spaces and seamless transitions from interior to exterior are big trends in the new luxury homes we have been selling,” said Bradley Hare, Assistant Vice President for Toll Brothers, who oversees StoneBridge and other San Diego County communities.  Popular outdoor elements include loggias, decks, and multi-slide doors that really open an interior room to large covered outdoor living areas – such as covered kitchens, dining and bar areas.

At the Greens at Arrowood in Oceanside, James “Joe” Clarke, now retired, purchased a one-story Toll Brothers home on a 10,800-square-foot home site where backyard plans include a patio to artificial turf.

“I’ll have a huge patio, and maybe put in a big barbecue and spend a lot of time back there,” Clarke said.  “(Outdoor space) had a lot to do with the decision to buy here.  We didn’t want to be hemmed in, front and back, side by side.”

To the north at The Pinnacle at Moorpark Highland community, Eve Wolfe and her family soon will begin improving the backyard with a 20-foot by 20-foot solid patio cover off the family room to extend living space to the outside, including a built-in barbecue with a burner and a refrigerator, plus a nearby wood-burning fireplace.

Later they will add a pool with a spa – for a total package not uncommon in Southern California where families prefer the convenience of an outdoor kitchen to cook and dine by the pool.  Overall, one of the hottest trends is outdoor living areas that include interior-living style features.

“We will live in the backyard; it will be an extension of the house,” said Wolfe, a stay-at-home mother.  “I just know we’ll be out there the whole time.  That’s why you live in California – you can live out in the backyard most of the year.  Even if it’s sprinkling outside, my husband will be sitting back there by the fireplace.”

Near Wolfe at The Pinnacle at Moorpark Highlands, Major Mirza and family are just about complete with their outdoor dream.  While Wolfe is beginning her backyard project, the Mirzas are well on their way, with a swimming pool, spa, barbecue and small orchard with recycled rock already completed.  A cabana and gazebo are scheduled to be built in the spring.

“The best feature in our house is the courtyard with the loggia,” Mirza said.

Toll Brothers sales managers and executives are hearing these types of comments often and consider it an ongoing trend moving into 2012.

“Great outdoor spaces become a natural extension of the interior,” said Kevin Rosinski, Assistant Vice President for Toll Brothers in charge of The Pinnacle at Moorpark Highlands.  “Our buyers have shown a great preference for outdoor living and entertaining.”

Toll Brothers now offers a wide selection of new luxury homes in communities from Ventura County to San Diego, with eight new, decorated model homes to view that encompass true California outdoor living.

Homes at The Pinnacle at Moorpark Highlands, in the Ventura County city of Moorpark, have four to five bedrooms, four to six bathrooms, and feature Toll Brothers’ superb craftsmanship. Prices start from the $800,000s.

In Oceanside surrounded by the championship Arrowood Golf Course are Arrowood – the Greens and the Fairways, which feature community amenities including a junior-Olympic-sized pool, barbecue area, tot lot, and trails for walking and biking.

Homes at the Greens are 2,900 to 4,129 square feet, with five floorplans, and large home sites averaging 10,000 square feet, starting from the mid-$500,000s.
