Again, if you rent your property, and the lease starts after 1 January 2012 or is renewed after this date, then ONLY LAKE COMO advises that you need to provide the lessee with a certified copy of the energy certificate or face possible fines from €2,500 to €10,000. Properties rented for less than 30 days are excluded which should exempt many holiday lets.
It is still early days so it is not yet apparent how strictly this law will be enforced, but it is far reaching and you may also wish to take advice if you are performing large extensions or renovation work.
The good news is that unless you make major modifications, the certificates are valid for 10 years and there is the official Italian website of qualified energy technicians at http://www.certificazioneenergeticaonline.com where you can obtain free quotes for a certificate for your property.
Should you require independent assistance with any aspect of selling, renting or buying property in the Lake Como area, please contact us directly at http://www.onlylakecomo.com
