At the Walters Homes luxury design center, Danielle Edreff, design consultant, helps new buyers decide on the upgrades they should add to best express their personal preferences. "When selecting upgrades, homebuyers tend to stick to the ones that add the most value to a home such as kitchen, electrical and flooring upgrades," she said. "The new incentive packages will save buyers money by giving them more options during the building phase to create the ultimate, customized home. Most often, people prefer to invest in upgraded cabinetry, appliances, granite countertops, and hardwood flooring."
"We're seeing more buyers who are interested in customizing their homes' features to create a unique look," said Michele Bowcock, sales assistant at Whispering Hills. "Among the most popular selection is recessed lighting in the townhouses."
Environmentally friendly features such as Energy Star-certified appliances are standard in both the townhouses and single-family homes. "Our standard features are really nice, and the upgrades allow homeowners to add their own flair," added Bowcock. "Buyers are always surprised to learn that our standard equipment includes items like tankless hot water heaters, low-e glass windows, and high-efficiency HVAC equipment."
At Ocean Acres at Barnegat, each new home is equipped with a long list of standard features including jetted Kohler whirlpool tubs in most of the master baths; 12" x 12" ceramic tile in the foyer; kitchen/breakfast nook; irrigation well for lawn sprinklers (houses are hooked up to city water); and a breakfast bay nook in many models. A variety of home elevations is also available for certain floor plans, offering buyers a choice while enhancing street appeal.
Construction is currently underway on the Colonial and Ranch-style homes, featuring bright and airy spaces with large windows and open flow floor plans. The minimum design has three bedrooms and two baths, with two-car garages and soaring two-story entryways. Prices start at $239,995 with floor plans as large as 3,100 square feet. Two professionally decorated model homes are also open for tours.
"Whispering Hills townhouse interiors are left unfinished so that buyers can add their own flair when selecting design options," added Bowcock. "After making their selections, it takes just 75 days to finish an interior."
Eco-friendly Townhouses Available
Luxurious amenities also abound at Whispering Hills, offering three-bedroom, 2 ½ baths of up to 2,191 square feet and priced from just $219,920. To date, 67 townhouses have been constructed. Currently, Walters is completing Building 10 at Whispering Hills, comprised of six units including four Heather units, which are still available. The building is slated for completion in the spring 2012. When built out, Whispering Hills will encompass 107 townhomes, 99 single-family homes, and 52 apartment units. Finishing the basement will bring the living space to more than 2,400 square feet. With two-story floor plans, the townhomes include one- and two-car garage models.
"Buyers have responded favorably to the Whispering Hill's eco-friendly design," added Bowcock. The entire development is Silver LEED-certified, making each unit more energy efficient than conventional homes while offering a healthier and safer living environment for residents. A 28-acre tree preservation area adds value to the community while contributing to the overall health of the ecosystem. The eco-friendly development is located off Rose Hill Road, between Barnegat Boulevard and Route 9.
As an added bonus, Walters' exclusive base price guarantee allows buyers to purchase a new home with peace of mind, according to Pamela Schuster, marketing and sales manager for Walters Homes. The developer ensures that if the base price of a home goes down between the time a contract is signed and the time of closing, Walters will adjust the difference.
