Broker of the Month: Michael Guarino Jr.

Nov. 14, 2011 - PRLog -- Michael Guarino Jr., associate director at ERG Property Advisors, is a self-assured and ambitious businessman who uses his leadership skills to help his clients successfully navigate the often-complex world of real estate in New York City.

Michael was introduced to the world of real estate by family members, including his older brother, ERG Property Advisors partner, James V. Guarino. James brought Michael into JVG Management, a company that he had formed in 1993, before ERG was established. At JVG, Michael began to learn the industry and proved himself as a talented agent. After working at JVG for four years, Michael continued working in property management at Extreme Realty (another of James’ companies) for five years. Realizing that his true passion lay in brokerage, Michael joined ERG Property Advisors in 2005, and spent the next two years honing his skills as broker. Today, having worked in the real estate industry for a combined eleven years, Michael has developed comprehensive, in-depth insight into the dynamics of real estate. He perceives it as its “own little game” and understands that the competition within the marketplace is endless. In other words, there is an individual buyer for each and every building yearning to gain exclusive representation rights for that property.

Michael still remembers 2005, the year in which he sold his first property, 4124 Avenue D in Brooklyn, New York. He remembers how exciting it was to have a room full of established partners, attorneys, and real estate agents come together as a result of his hard work. To Michael, signing a deal is a rush of excitement followed by a feeling of satisfaction at having achieved his clients’ goals.

Since 2005, Michael has become most directly involved with the Bronx submarket and does most of his business in Mott Haven, Hunts Point, Claremont and Soundview. He takes his work in this compelling area very personally, and often even refers to the South Bronx as “his own.” Michael also insists that the identity of the Bronx is unmistakable; the air is always thick with genuineness and the ground is – in Michael’s own words –  “saturated with deals.”
Michael’s clients appreciate the knowledge and energy he puts into selling their properties. He has an edge compared to many other brokers in the industry because he has a better understanding of the marketplace and how to run a property. He is also persistent when it comes to looking for deals – continuing to make the calls and do the work until the best deal is found and completed.

Now, as an experienced broker in New York City, Michael encourages other brokers to keep building their careers through continuous canvassing and maintaining a positive attitude. His main advice to brokers  - “Don’t think about the deal that just blew up. Think about the next deal” – is a reflection of the upbeat attitude and tenacity that contribute to his professional success.

Even after so many years in the business, Michael is excited every time he walks into a contract room where everyone is ready to close a deal. He plans on making deals for his clients for the rest of his life in the city that he loves.
