Staging Increases Home's Planned Asking Price by 3%!

Nov. 3, 2011 - PRLog -- After the real estate agent’s one bedroom listing was professionally staged by Designed to Appeal, a Manhattan and Hamptons based home staging and interior redesign company, the agent raised the planned asking price by $17,000 or 3%.

The out-of-town homeowner’s tenant was moving out and so she decided it was time to put her one bedroom apartment on the Upper West Side in a great location near Riverside Park up for sale.

After viewing the apartment, Designed to Appeal recommended that the homeowner do the following updates prior to the staging so that buyers can move right in and not have any projects ahead of them:

•   Paint the walls in the entire apartment a warm neutral color. The color that was chosen also served to highlight the classic Pre-War moldings in the apartment.
•   Replace the bland and outdated ceiling light fixtures in the foyer and bedroom.
•   Remove the wall-to-wall mirrors from the bathroom which really dated it.

The homeowner agreed and did all of the updates. The homeowner’s total investment in staging and updates was a little under 2% of the asking price and well worth the investment, given the fact that her real estate agent raised the planned asking price by 3%!  Even this seasoned real estate agent could not see past the tenant's belongings, clutter and décor.
