"Argentina Real Estate Report Q3 2011" is now available at Fast Market Research

PRLog (Press Release) - Jul. 25, 2011 - Argentina's property sector is generally quite strong reflecting the impact of strong domestic growth in the last few years and assisted by economic stimulus implemented by the government. Real GDP growth was 9.2% in 2010 and is forecast by BMI to continue growing strongly, rising 6% in 2011. The Argentinian economy continues to benefit from strong commodity prices. However, the government stimulus is coming to an end and this combined with upcoming Elections in October 2011 may result in a flat year for the property sector in Argentina.

Our latest interviews with our in-country sources, which were conducted in late 2010, indicate that rents in most sub-sectors had remained stable or dropped back very slightly relative to H110. The implication is that the general demand for commercial real estate has eased off but to a point where prices can remain stable until demand picks up again. Local sources suggest that this is unlikely to happen in 2011 but that the situation may well improve going through to 2012. A Report released in September 2010 by Jones Lang De Salle showed commercial office space in Buenos Aires now ranked in the top 20 most expensive office space in the world. As such, rental levels are likely to stabilise.

There are some issues to watch out for over the coming few years. The first is that there is scope for economic conditions to deteriorate - even relative to our forecasts. This problem is compounded further by the risk that the stimulus injected by the government in the past few years may have overheated the economy with inflationary implications. A second issue is that the market will have to absorb significant supply of new property over the coming three years.
