The first phase of the UMLSTP is almost 50% leased, and is now home to tenants including the University of Miami Miller School of Medicine and its tissue bank; medical diagnostics company DayaMed; national intellectual property law firm Novak Druce + Quigg; and two business incubators. The latest tenants to sign on include medical device company Emunamedica and the Community Blood Centers of South Florida, who will occupy a total of 10,000 square feet.
Based in Atlanta, with offices in Tampa and Miami, Taylor & Mathis concentrates its business activity in primary growth markets in the Southeastern United States, including South Florida with more than 6.2 million square feet under management locally. The company, founded in 1967, was selected to manage the UMLSTP due to its high level of expertise and substantial local operations and resources.

The current UMLSTP master plan includes five buildings totaling roughly 1.6 to 2.0 million square feet of lab and office space, making it the largest facility of its kind in South Florida. Pre-certified as a LEED Gold (Leadership in Energy and Environmental Design) facility by the U.S. Green Building Council, R&D Building One of the UMLSTP has been designed in line with environmentally conscious factors intended to reduce energy use and improve environmental stewardship. Additionally, a focus on the pedestrian experience will include indoor/outdoor community spaces and street-level retail that will serve the Miami Health District and residents of nearby neighborhoods.
