B&L Brownfield Remediation Project, for King & King Architects, Earns LEED Platinum

Barton & Loguidice partnered with King & King Architects, LLP for the re-development of the site of their new office complex. B&L's Brownfield remediation service constituted one of the many components that contributed to LEED Platinum certification.
 
June 3, 2011 - PRLog -- Barton & Loguidice (B&L) partnered with King & King Architects, LLP for the re-development of the site of their new office complex. The project was a LEED certified project for renovation of an abandoned warehouse and contaminated site into an energy efficient and state-of-the-art professional office building. The Brownfield remediation service provided by B&L constituted one of the many components that contributed to LEED Platinum certification. This project is a good example of a classic brownfield!

B&L commenced work on the project performing due diligence investigations prior to purchase of the property by King & King. A Phase I Environmental Site Assessment was conducted and identified prior environmental history at the site. Once the architects decided to purchase the property and develop the brownfield site, B&L’s role expanded to complete site characterization and develop remedial plans for the properties. Complicated by the fact that portions of the site were previously entered into NYSDEC’s Voluntary Clean-up Program (VCP), and the investigation was never completed, B&L negotiated with the state regulatory agency to define the petroleum and chemical spill standards and programs that would apply to the site development. Once the program and standards to address site remediation were known, B&L commenced full site characterization.

Portions of the site were impacted by petroleum compounds from historic gasoline station use and portions by chlorinated solvents from historic industrial use. Multiple NYSDEC Petroleum Spill files were assigned to the site. B&L employed in-situ remediation techniques including oxidation processes to reduce the contaminant burden on the lot, and focused source removals in other areas to address identified underground storage tanks and other subsurface drainage structures.

Closure of the spill files, and the use of in-situ techniques allowed site development and construction to progress on schedule. Today King & King occupies their new office space, in a LEED certified structure, on a remediated and redeveloped Brownfield Site that is one of several key seed projects for the redevelopment and renovation of a long underutilized and neglected neighborhood on the City of Syracuse’s West Side.

B&L is proud to have played a role in this Brownfield Redevelopment project.

LEED Platinum is currently the highest level of certification within the US Green Building Council’s LEED system.
