Deed And Record: Online, quit claim deed and recording service celebrates first year anniversary

Deed and Record services most of the United States and has the expertise to meet the unique requirements of the states of California and Hawaii. Deed and Record is a complete service and includes:
* Title search to determine the precise legal description of the real property, including map, block and lot number
* Research to determine how title is held
* Preparation of the quit claim deed
* Preparation of County transfer tax documents to keep the deed free of transfer and property taxes
* Filing the deed with the County Recorder's Office.

Trust Transfer Deeds
For the past year Deed and Record has provided the service to transfer real property into a living trust. Any real estate property not in the trust is at risk for probate.

Add or Remove Joint Tenant
If real property is held in joint tenancy, upon the death of a joint tenant, the deceased joint tenant’s interest ‘disappears’ and the survivor has sole ownership. The county recorder must be notified of the death and the public records updated. This is done with an “affidavit death of joint tenant.” For the past year Deed and Record has provided the affidavit for signature and recording with the County.

Add or Remove Spouse
For the past year Deed and Record has meet the needs of couples to transfer title in real estate property. In a divorce or dissolution of marriage real property is awarded to one spouse. The non-owning ex-spouse has to transfer his or her interest to the owner. This is done with a quit claim deed also known as an inter-spousal deed. A spouse owning property prior to the marriage needs a quit claim to add the other spouse as a co-owner.

Timeshares
Deed and Record has in the past year resolved title issues for owners of timeshares to: give away the timeshare; add or remove a joint tenant; add or remove a spouse and transfer the timeshare into a trust

Hawaii’s Recording System
For the past year Deed and Record has guided the Hawaii real estate owner through the complex Hawaii recording systems. Hawaii is the only state in the nation with a single statewide recording office. Documents are recorded either in the Land Court system, Regular system or both, depending on which system the land was originally recorded. When recorded in both land systems, documents are said to be recorded in the Double system. Deed and Record works with the owner to identify the correct system.
