Access to capital is finally beginning to improve as market fundamentals have gotten stronger and investors are returning to the market, according to guest experts on the “Commercial Real Estate Show.”

May 9, 2011 - PRLog -- Access to capital is finally beginning to improve as market fundamentals have gotten stronger and investors are returning to the market, according to guest experts on the “Commercial Real Estate Show.”

All signs point to a general improvement in the capital markets and a continued increase in transaction volume, said the guest experts. Transaction activity has been steadily increasing over the last few quarters as lenders and investors have been more actively seeking assets, said Ryan Severino, senior economist at Reis Inc.

“Investors are going to start to come back to the market and be a bit more aggressive,” Severino said. “You’ll see lenders start to become more competitive with each other — not the extent that we saw at the height of the boom years, but you will start to see a bit more competition among lenders.”

That’s certainly good news for those seeking funding. But it won’t be across all property sectors, cautioned the show’s guests.

The outlook for multi-family/apartments is the strongest and health-care is pretty hot, while overall retail, suburban office and condos remain weak.

The show aired Saturday on Biz 1190 in Atlanta and is available here for download.
