•Begin by dividing your belongings into categories: Keep, Donate, Sell, Pack and Toss. Determining where each item fits makes the task less daunting. Once you’ve established where each belonging goes, begin organizing within that category.

•Keep: These are items that should remain in the home during the time your house is on the market. When deciding what to keep, choose belongings which you anticipate using on a daily basis as well as those which will beautify your property and attract buyers. Think coffee maker, art, furniture etc.

•Donate: When deciding to donate items, keep a detailed list so that they can be claimed as deductions on your taxes. The IRS requires very specific details, so be sure to reference what items you’ll need i.e. receipts, dates, etc. prior to donating. Also, in order to be tax deductable, the organization receiving the items must have a 501(c) (3) designation, so do your research before choosing a charity.

•Sell: With the advances in technology, getting rid of unwanted items is no longer relegated to just garage sales, although those can still be profitable. Websites like eBay, Craigslist and Amazon make getting the best price for those belongings quick and easy. With just a click of the mouse, millions of users can view and bid on your items all from the comfort of their own homes.

•Pack: Items in this category include those which you’ll want to use in your new property, but don’t need to be seen by potential buyers when your home is on the market. For instance, family photos.
“Of course we all treasure our family pictures,” says Ruth Ann Fisher, broker for Del      Realty, “but buyers can often have a difficult time seeing themselves in the home when it’s so personalized. Packing up those family photos can greatly help in the staging of the property.”  
In addition to making your house more desirable to buyers, packing items now will      make the move easier later.

•Toss: Lastly, if you have a lot of items that are damaged or broken, collect them all in one area and rent a dumpster for a day. You’ll be amazed by how great it feels saying goodbye to all that junk!
