Listing Price History Can Now Be Viewed on Edina Realty’s Website

Price History Now Displayed on Every Property for Sale

April 7, 2011 - PRLog -- Edina Realty’s website, edinarealty.com, now displays price history in the details for every active listing, which includes Edina Realty listings as well as those of all other brokers.

This information is extremely helpful for anyone who is thinking about buying or selling a property, according to Barb Jandric, Edina Realty president. “Showing pricing history to consumers will help them understand the importance of having a competitive price out of the gate when listing a property,” Jandric said. “It has always been our philosophy to provide comprehensive information to online consumers to keep them coming back to edinarealty.com.”

Jandric said that if a listing displays several reductions over an extended period of time, it would indicate that the market had rejected the original price as well as its subsequent price reductions. “This would help consumers understand why their Realtor might argue for a more aggressive pricing strategy,” Jandric said.

Edina Realty’s website is the leading real estate website in the area, with over 800,000 visitors every month. Edina Realty is continuously adding new features and functionality to its website and its mobile site, m.edinarealty.com. In early March, Edina Realty began integrating the sales prices and other data for homes that sold in the last two years in Minnesota, western Wisconsin and Fargo, N.D. into its searches. Users simply change the search criteria from “active” to “sold” on the property search page on edinarealty.com.

The listing price history shows consumers what homes were originally listed for and the pricing history stays with the listing as long as it’s active. Captured from the MLS listing data, the pricing history will be shown only for active listings. It will not include previous history under another MLS number or sold prices if the property sold more than two years ago.

Consumers can currently view over 51,000 active residential homes for sale – over 23,000 in the 13-county metro area alone – on edinarealty.com. The housing affordability index, which takes into account home prices, interest rates and consumer income to determine overall affordability, is at its highest or best peak since 2001, the first year that the Minneapolis Area Association of REALTORS® has been tracking this data.
