April 1, 2011 - PRLog -- The Hong Kong Special Administrate Region (SAR) remains ideally placed to benefit from the growth in trade between mainland China and the rest of the world. The commercial real estate market will benefit through essentially stable yield returns and steady, albeit modest, increases in rental income.

On the other hand, in the residential property sector there is a serious bubble that has been created and which the authorities are attempting to rein in. The bubble is large enough that it poses a threat to our overall growth forecast for the economy.

Rents softened nominally during 2010 and in the office and retail sectors we expect those small losses to be reversed in 2011 and be followed by meaningful increases in the order or 8% during 2012. Industrial rents increased marginally in 2010 but we do not expect any further change during 2011, and we anticipate a smaller level of increase, perhaps 5%, in 2012.

Yields in Hong Kong are lower than those earned in most Asian economies - which is what one would expect given the lower levels of overall risk and the consistent growth in capital values over the long term. Despite some volatility over the past 24 months or so, we expect yields to settle in the 2013-2015 period at approximately 4% in the office and retail sectors and at 5% in the industrial sector.

Meanwhile, most of the major local developers have posted results for 2010 which highlight their strengths in a global context: their absolute size; their access to global capital (usually through the Hong Kong Exchange); the size and diversity of their land banks; the mix of their businesses; and, in general, significant benefit from the growth and urbanisation of China.
