March 29, 2011 - PRLog -- Our latest interviews with our in-country sources, which were conducted in late 2010, indicate that rents for most of the two years up to H110 had been rising steadily across Slovakia's commercial property marketplace, recovering slowly from large drops between 2008 and 2009. In H110, the quoted rental levels were higher than they had been through 2009 across the board, and the increases of maximum levels were all between 5 and 10%. All three cities - Bratislava, Trencin and Kosice - are expected to have a period of stability - that is prices moving sideways - before they continue to rise.

In theory, this should result in a recovery of capital values. In practice, our sources have not - yet - commented on whether values are, or will be, rising. We saw substantial falls in capital values for commercial property in Slovakia in 2009, as yields have risen in all three cities for which we have data - and sharply in some sub-sectors. For the time being, we are assuming that yields remain broadly stable over the short term and local sources say they are unlikely to drop back in 2011.

We highlight two other aspects. First, and in spite of the country's exposure to the more general problems of Central and Eastern Europe, it does not appear that there has been massive over-supply of property in any of the three sectors. Although our in-country sources did not specify vacancy rates, their comments in relation to the normal rental terms suggest to us that banks and developers had been reasonably disciplined prior to the global financial crisis. Second, the major international developers with presence across Central and Eastern Europe have clearly been active in bringing new projects online - which should underpin office and retail rents in Bratislava and, perhaps, Kosice.
