Last year brought some challenges to our local market, but we were still far better off than others in the state. Last year saw an increase in the number of residential listings and a decrease in the number of sales. The overall percentage of sold houses compared to listed houses was 52.15% in 2009 and dropped to 41.59% last year. The Average price sold in 2009 was $200,289 and the average price sold in 2010 was $196,438, resulting in a very small decrease, which is good news. And even more good news is that the Sale Price to List Price Ratio remained almost unchanged at just over 96%. This means that houses are selling for an average of 96% of the list price. That’s good news for sellers!
