3. Who owns the property?  Institutional owners view their properties differently from private sellers.
4. What is the cost per square foot?  Is it lower than the average for the area?
5. Don't be afraid to write an offer. Just because the asking price is higher than you want to pay doesn't mean the seller may not be open to negotiating with you.
