Del Sur Trail Network to Include “Trail for All People”

Black Mountain Ranch LLC, developer of Del Sur, has deeded approximately two acres to the city of San Diego for a Trail for All People, a 1,000-foot-long, paved loop that will be five feet wide and gently sloped to accommodate wheelchair users.
 
Nov. 24, 2010 - PRLog -- SAN DIEGO (Nov. 24, 2010) – The developer of Del Sur, San Diego’s master-planned community embracing open space, trails and neighborhood parks, is honored to support one man’s dream for a Trail for All People.

Working to assist trail visionary Jas Arnold of Rick Engineering in San Diego, Black Mountain Ranch LLC has deeded approximately two acres to the city of San Diego. Located within Black Mountain Open Space Park, these two acres will accommodate Arnold’s Trail for All People, a 1,000-foot-long, paved loop that will be five feet wide and gently sloped to accommodate wheelchair users. The trail will be integrated within an existing 25-mile network of trails that wind their way throughout Santaluz, Del Sur and the slopes of Black Mountain.

“Everyone should have access to our natural surroundings, especially with views like Black Mountain and Mount Woodson,” said Arnold, a land surveyor, who for more than four years has been working toward creation of a trail that will meet the recreational and educational needs of many.

The project is a top priority not only for the Rancho Penasquitos resident, but also for the Black Mountain Open Space Park citizen’s advisory committee, on which Arnold serves. A significant amount of support has been provided by the Friends of Los Penasquitos Canyon, Rick Engineering and many others.  The Trail for All People will include a viewing pavilion, benches and informative signage. Currently a dirt path, the Trail for All People next will go through an entitlement process and then fundraising for trail construction. Additional recreational amenities and new home neighborhoods at Del Sur are expected to open during the first quarter of 2011. By March, a total of eight model complexes will be open within the community. Transportation improvements, including road extensions and widening, also begin early next year, as well as grading of approximately 160 acres for additional home sites.

Two new neighborhood parks are planned to open in early 2011. Kristen Glen, the community’s fifth park, will include a lap pool and hot tub, as well as a grass and stone labyrinth. Old Stonefield, offering a play area with swings, will be Del Sur’s sixth neighborhood park.

Before this year ends, two Del Sur neighborhoods have new phases expected to be released:

•  Mandolin, the second phase of builder Shea Homes’ popular courtyard condominium neighborhood, is expected to release its first phase Dec. 4. The attached homes range from approximately 1,643 to 2,302 square feet.

•  Bridgewalk by Standard Pacific Homes, also will release a new phase Dec. 4. Five homes will be available for sale. These single-family detached homes range from 1,702 to 1,961 square feet.

In addition to Mandolin and Bridgewalk, construction is expected to be under way in early 2011 at three new single-family detached neighborhoods in Del Sur. New detached homes by Standard Pacific Homes and Cal West are expected to range from approximately 2,600 to 3,700 square feet. Spring 2011 grand openings are planned.

The Sentinels by Davidson recently reopened at Del Sur, with interest building for future phases of the distinctive two- and thee-story homes ranging from approximately 2,772 to 3,433 square feet.

The master-planned community of Del Sur includes two neighborhood schools, Del Sur Elementary and Del Norte High School, both of which are part of the prestigious Poway Unified School District, one of the highest-ranking districts in the county and state.
