MAREI announces: Find It, Fund It, Fix It, & Flip It Bootcamp for Kansas City Real Estate Investors

Mid-America Association of Real Estate Investors (MAREI) today announced their upcoming Find It, Fund It, Fix It, and Flip It Boot Camp and Bus Tour to be held September 18th & 19th, 2010 at Johnson County Community College at 12345 College Blvd in Overland Park KS.  From the experienced pro that wants a few more tools in their tool box to make a better profit on each and every property, to the person who has done a few deals who can’t quite take their business to the next level, and finally to the beginner who just does not know where to start, this event will have something for everyone.

On Saturday, we start with Find It . . . Fund it . . . Don DeRosa will share his buying & funding techniques for today’s market – both using Owner (think seller) Financing and Subject To as well as buying Bank Owned Houses.

Don DeRosa bought his first house in 1993 and has been investing in real estate full time since 2001.  Having bought and sold 100s of houses, earned him recognition as one of the Top 21 Real Estate Investors in the US and Canada in Gary Keller’s New York time best-selling book, The Millionaire Real Estate Investors.  He and his team have taught thousands of students to buy houses with no money, how to get them ready for a quick sale, and how to use other people’s money to do it.

On Saturday, Don will be teaching all the ins and outs of buying Subject To the Existing Financing, including:

•   Just what is Subject To and why do you only need little chunks of cash for these deals.

•   Why in the world would anyone give you their house and trust you to make their payments

•   Why the banks don’t call the loans due when they find out you have taken over payments

•   If the seller’s do have objections, exactly what Don says to make the seller comfortable

We all know there are tons of bank-owned properties available today and Don will share how he finds the best REO (Real Estate Owned Deals) and buys them for relatively small amounts of cash.  Specifically:

•   How to evaluate a deal to see just how little cash you do need

•   How to make an offer with confidence you

•   Know exactly how much you can offer and how much you can profit

•   Where to find all the private money you need to buy all the houses you want

Still trying to figure out how to finance properties, then you need to learn about Private Money.  Why use your own cash, fill out tons of forms with a mortgage company, or worse yet pay thousands in points to a hard money lender.

We need quick cash that does not cost an arm and a leg and Don’s going to tell us exactly what he tells potential private lenders to educate them and show what a safe investment alternative private lending is!

Specifically, Don will cover how to:

•   Generate interest in lending you money by telling people ‘what you do’

•   Present the deal to your potential lender

•   Tell you what NOT to say to your lender that could put you in a bind

•   Disclosure MUSTS to protect yourself and your lender

•   The paperwork you need to secure your lender’s money and safeguard your investment

•   The kinds of insurance you must have and WHY

•   How old 401K money is the best kind of money to borrow and how to get it set up to make it easy to borrow

•   Why I pay my lenders EXTRA for short term loans and how that encourages them to lend to me OVER and OVER.

But we don’t stop there, on Sunday we are going to learn the Fix It and Flip it with Pete Youngs taking point.

Pete has been renovating homes for years and has learned a thing or two about rehabbing properties for a fraction of the normal estimated cost.  His knowledge and ability to get the highest quality results for the lowest possible price earned his companies such prestigious renovation contracts as the living quarters at the 1996 Atlanta Summer Games, Courtyard By Marriott Hotels, and hundreds of single and multi-family homes nationwide.  Pete is a successful investor, business owner, author, and lecturer who is dedicated to helping others become successful as real estate investment entrepreneurs.

Pets is going to start us off on Sunday by boarding a bus to go on a field trip.  You remember those in grade school where you actually got to touch, smell, and taste what you are learning?  Hopefully we won’t have to taste any houses, but we will get to touch and smell them and see exactly how Pete and Don evaluate these houses for repair.

•   Evaluate the inside and the outside of the home for what needs fixed

•   What things should be updated or changed to make the home more sellable

•   What kinds of money saving techniques can be used

•   And time permitting, we may invade a Home Depot to see the tools and materials needed.

Be sure to take notes in the morning because in the afternoon we will be back in the class room evaluating those repair lists, what the repairs will cost, and how to formulate your offers.  And remember while Pete’s in charge on Sunday, Don’s going to share his perspectives as well.  When they are finished you’ll walk away knowing exactly what to do if you want to buy one of the houses we walked through.  (Remember, these will be bank-owned (or maybe a Wholesale Deal available).  YOU can buy them!

One of the biggest stumbling blocks for new investors or for any investor for that matter is figuring out the costs of renovation, hiring a good contractor, and staying within a budget to make a profit.  Sunday is the day that will change all that.
