What to do even before you move in can help to get that security deposit back when you move out

Aug. 17, 2010 - PRLog -- Landlord and Tenant disputes are a hot topic today, and anyone that has ever rented could probably tell you a story or two.  Actually, there's a good chance that as many landlords could tell us a few stories as well.

A landlord tenant relationship should be treated as strictly business.  The security deposit is the tenant's money, not the landlord's, so why do so few of us even bother to ask where the money will be deposited?

Before you even think about signing the lease, make sure that you understand it in its entirety.  If an appliance isn't working, don't take the landlord's word that he'll fix it, make a note on the lease and both landlord and tenant should initial it.

Next, get that camera out and take photos of every room.  Make notes of existing damages or excessive wear and take detailed photos.  Transfer them to a CD and file it in a safe place.

You should have a good checklist available for the walkthrough, and do not be shy about bringing up the security deposit.  You have every right to know where it is deposited and what is expected in order to get it back.  Question everything at the walkthrough and make sure you understand everything on the lease before you sign.
