Tips for an Open House When You Want to Sell Your House

The value of hosting an open house prior to selling your property is often debated, and there are many differing views on the subject. But the concept definitely has its merits and is worth exploring as an option as part of your marketing efforts.

Many Real Estate Agents are against what they consider a waste of time, but then again there are those who acknowledge the fact that it often pays off. Of course, all homes are not suitable for holding an open houses, but if location and condition permit, it’s worth trying out.

There are a number of factors to be considered when you decide to schedule an open house. It should ideally be on a Sunday when people are off work. Plan for a minimum of two hours, and be prepared to let it go on for at least four. Ensure that the day does not coincide with any major event like a big game. Keep track of weather forecasts because bad weather can put people off from venturing out. And plan well ahead, allowing people to fit it into their schedules, even if it’s a weekend.

When you decide to host an open house, you are likely to want to do it right away. But it would be wiser to take certain steps before you rush into it. Keep at least a week in hand to get yourself organized. Your first priority should be to get brokers and agents to conduct a preview of your house. This will enable you to receive invaluable feedback from a group of professionals about your house. They can assess its strengths and weaknesses and whether your price estimate will meet the expectations of prospective buyers.

If you’re smart, you’ll do what you can to make your house more attractive to buyers. You should be willing to remove some of your furniture into storage and create more space in the house. Buyers will like the illusion of extra space and will find it more welcoming. Just remember, that you now have to see the house through the buyer’s eyes.

Also remember to remove items that are not being sold with the house. Buyers will not be amused to see something they like and then are told they can’t have it. So if anything’s too valuable or has sentimental value, it should be whisked out of sight. What they can’t see, they can’t want.
