Tax Benefits of Rental Properties

Here are some prominent tax benefits that you should keep in mind while filing the tax on your property, which you have rented out.

There are innumerable tax benefits available for owners of rental properties. However, a majority of homeowners do not take advantage of them either because they are totally ignorant about them or they consciously choose to close their eyes to them out of fear of a tax audit. With a little planning and exhaustive knowledge about different tax benefits on properties for rent, you can easily make your rental buisness profitable.

• Home mortgage interests- If you have taken a home mortgage loan to buy, maintain or improve your rental property, then you can claim tax deduction on the monthly mortgage interest payment. Likewise, if you have used your credit card to buy certain goods and services for your rental property, then also you become eligible for tax benefit.

• Depreciation- Over a period of time, the value of the building and its contents depreciate. This aspect allows you to claim tax deduction as well as earn back the actual cost of your real estate. To avail the tax benefit associated with depreciation, the residential rental property should be 27 1/2 years old and commercial rental property should be 39 years old.

While calculating depreciation, the values of the land should be excluded. For instance, if you purchased your rental property for $600,000 (the land value has been subtracted), the annual depreciation would be 21,818. This amount is a positive cash flow, where you do not owe any outstanding income tax.

• Repairs and Improvements- The total amount of money that you spend on repairing, maintaining and improving your rental property is fully deductible from the total tax liable on your rental property. Some good examples of repairs and improvement are changing the flooring, re-coloring the walls, replacing the window frames, fixing the leaking pipes, and the like.

• Travel- Whenever you have to travel to your rental property for reasons as resolving the problems of the tenant or for repair work, all your travel expenses can be deducted from total amount of tax you pay on your rental property. To avoid any kind of hassles, do remember to attach the documents that prove your travel expenses.

• Home office- If you manage your rental properties through your home office, then also you become eligible for tax deduction. The deductions are applicable not only on the space devoted to home office, but also on the workshops that you use to oversee your rental business.

• Insurance- If you have insured your rental property against fire, theft and natural disasters, then the premiums that you pay are completely deductible. In addition to homeowners insurance, the premiums of health insurance that have been provided to employees who help you to run your rental business properly are also fully deductible.

• Causalities and losses- If due to natural disasters like flood, cyclone, hurricane, and so on your property has been destroyed, then you can deduct the entire cost of the damaged property from the total amount payable as tax. The same holds true for losses caused by theft.

• Salaries and fees- For the proper management of your rental business you would need employees, attorneys and accountants, and you would pay them salaries or fees. All these expenses can be completely deducted from the total payable tax.
