Should Real Estate Investors Get Realtor’s License

April 2, 2010 - PRLog -- The Real Estate Investing Minute, a twice weekly web tv show that informs and teaches real estate investors about investment strategies and real estate news tackled the age old question of whether investors should get a real estate license to also practice as a Real Estate Broker.

Co-Hosts Judson Voss and Allison McArthur faced off and laid out many different pro’s and con’s to having a real estate broker’s license and still invest in real estate.  Ms. McArthur, real estate investor and licensed broker shared many of the positive aspects of having a real estate license.  Some of these included the fact that other brokers are more willing to work with a broker than a real estate investor.  Brokers also receive commissions on their sales and as an investor you may acquire or sell a property for profit and still get the standard realtor’s commission or opt to provide it to the other broker involved in the deal as an incentive.  Allison also shared that mortgage companies are often more interested in dealing with real estate agents on short sales than real estate investors.

Mr. Voss explained some of the drawbacks to having a real estate agent’s license.  First and foremost was the fact that in most states real estate agents can not participate in certain creative real estate investing practices such as taking over properties subject-to the existing financing. On the flip side of the short sale coin real estate agents can receive a commission for their dealings with the bank but usually can not be a party to the transaction so they can not profit outside of their standard commission potentially leaving a considerable amount of profit on the table.
