A paper published by the Department of Planning has predicted mass growth across Australia as part of a direct consequence of Australian immigration. The projected growth in Sydney is part of an ongoing drive by developers to cater for this extra demand for housing, at a time when house prices are steadily increasing. This demand is likely to be mirrored across the country, with the west declared as the area that will experience the highest growth at above 60 per cent. This area has recently been a magnet for migrants on Australian visas due to an expanding economy and lack of skilled workers.

The new figures provide the first population forecast for five years, the predictions five years ago put the population in Sydney by 2031 at 5.3million, the new data adjusts that to 5.7million. However, the rise in skilled workers from overseas currently moving to the west coast of Australia, on skilled Australian visas, means that much of the population growth in Australia will be absorbed by this region, with all 10 sub-regions set to balloon in size.

Across the rest of the country population increases vary, from the northern region of Australia, including Hornsby and Ku-ring-gai, rising by 23 per cent, and the eastern suburbs also experiencing relatively conservative growth at around 19 per cent. However, it is the as yet undeveloped south-west that will experience the most change with a growth rate of 113 per cent, while the north-west will also grow significantly by 60 per cent.

As the west region continues to grow economically, it is forecast that demand for skilled workers on Australian visas will grow in line with this. This has seen drastic changes in some towns and sub-regions across the area, with certain areas at the forefront of the revival seeing their population more than doubling, with the increase being made up of entirely skilled workers. The report will be welcomed by developers that wish to see an overhaul of the existing metropolitan strategy; it is expected, thanks to the growth in Australian visa holders in the west, that the strategy will be expanded considerably.
