Unfortunately, most first-time home buyers are in this price range, and many get frustrated at loosing offer after offer, Bo Kauffmann of Remax Performance Realty explains. "A couple of weeks ago, a young couple called me and told me that they had been looking for a house for a couple of months and felt they were not getting the proper advice, guidance or instructions. After loosing an offer by $30,000, they were not so much upset at loosing the offer, but at not getting adequate direction."
"My first step is to meet with a prospective buyer in my office, and go over all pertinent information on what the market is doing right now. How do we best prepare for an offer? How do we make sure our offer stands out? If we have to write a finance condition, how can we shorten the time-period to make it as appealing as possible? All these factors must be examined."
Bo understands that most first-time buyers might not be able to write 'unconditional offers', and must make an offer subject to Financing Approval. "However, if we have to make it subject to this condition, there is a big difference between a 3-day condition and a 1-day condition. With proper planning, we can improve our offer, and make it more appealing."
Bo states ;" If you're just looking for an agent to send you listings, there are approximately 1200 REALTORS® in Winnipeg who would be happy to do that. If, however, you're looking for a little guidance, direction and help to actually GET the house, you'll need more than just a list of homes. This is where my service stand out."
