First Time Buyers get frustrated with Winnipeg's Real Estate Market.

March 14, 2010 - PRLog -- If you look at the statistics which show that approximately 40% of homes sell to "Multiple Offers", or Bidding Wars, then you're really only getting half the story.  Because if you break down the statistics among different price ranges, you will find that the vast majority of homes between 150K and 250K sell to multiple offers, certainly much higher than the 40% advertised.

Unfortunately, most first-time home buyers are in this price range, and many get frustrated at loosing offer after offer, Bo Kauffmann of Remax Performance Realty explains.  "A couple of weeks ago, a young couple called me and told me that they had been looking for a house for a couple of months and felt they were not getting the proper advice, guidance or instructions.  After loosing an offer by $30,000, they were not so much upset at loosing the offer, but at not getting adequate direction."

"My first step is to meet with a prospective buyer in my office, and go over all pertinent information on what the market is doing right now.  How do we best prepare for an offer?  How do we make sure our offer stands out?  If we have to write a finance condition, how can we shorten the time-period to make it as appealing as possible?  All these factors must be examined."

Bo understands that most first-time buyers might not be able to write 'unconditional offers', and must make an offer subject to Financing Approval.  "However, if we have to make it subject to this condition, there is a big difference between a 3-day condition and a 1-day condition.  With proper planning, we can improve our offer, and make it more appealing."
