We keep track of what is for sale and what has actually sold. Asking prices are not very important when sellers are asking way too much. We target reasonable asking prices because this indicates the sellers are living in the real world and we will not be wasting the time of our buyers or our own time trying to negotiate a sales contract with somebody who is 20% above the current market.
Shopping for condos is a lot like shopping for furniture. Many times, stores will take the retail price and mark it up 20% then hang a red tag on it saying 40% off today! This kind of nonsense goes on in the world of real estate these days too. If you do not have a broker who stays on top of the market then you could end up thinking you are getting a deal but actually end up getting the shaft.
