You need to start with an overview of what you want - measuring office space in advance will help you get a general idea of how much space you need for rental purposes. The standard method for measuring office space has been used for many years and it should be known that this method can be used in measuring office spaces for old or new buildings. Once you do your research and know what you need (not what you want), then search for office space.

How to Involve The Building Common Areas:

The Property common area usually includes any areas of a building that might be used to provide services to building tenants, but that aren't included in the office area of any specific tenant. It can include any common area and is involved with the floor area to calculate the rentable areas.

Usable Area For Your New Office Spaces:
The usable area is the area of the floor or office suite (which can be flexible by nature). The amount of Usable space in a multi-tenant area can vary, because corridors and hallways expand, while floorplans are always changin. The Usable Area of an office is usually figured out by measuring the finished surfaces of the office side, and other permanent walls- to the center area of any partitions that isolate the office from adjoining Areas, The Usable Area (or space of a floor) is equal to that of all usable space. How To Determine The Load Factor:
The Load Factor is the percentage of space on any floor that is not usable. A common Load Factor range is 10% to 18%. This is important.

Floor Rentable Area:
The rentable floor area is the tenant's portion of the entire office floor. The Rentable Area of a floor is fixed for the life of a building and is not affected by changes in corridor, or hallway sizes or any configuration. Rentable areas of a floor plan can be computed just by measuring the inside finished surface of the main sections of the permanent outer building walls, excluding any vertical pieces in the floor.

How To Help Figure The Gross Rentable Area:
Rent will usually be paid based on the gross rentable space, which will include the Floor space area, and the pro rata share of Building Common Area.
Building Rentable Area + Pro Rata Building Common Area = Rentable Area

Important Definitions:

Finished Surface - A wall, ceiling, or floor surface, including glass, as prepared for tenant use, excluding the thickness of any special surfacing materials such as paneling, furring strips and carpet.

Dominant Portion - That portion of the inside finished surface of the permanent outer building wall which is 50% or more of the vertical floor to ceiling dimension measured at the dominant portions. If there is no dominant portion, or if the dominant portion is not vertical, the measurement for area is to the inside finished surface of the permanent outer building wall where it intersects the finished floor.
